A Comparative Market Analysis is a fair market value of your home in terms of money that the property will bring when the property exposed for sale in the open market by a willing seller. Beth will compare homes similiar to yours in the same location that have sold within the last 3-6 months, ones that are currently on the market as competition and ones that could not sell in a reasonable amount of time due to over pricing or condition. The CMA is an estimated value of your home. The final price the Seller recieves, of course, will depend on the Sellers motivation, the motivation of the Buyer, and the market condition at the time the offer is received. Interested in New Construction? New Construction is usually a home built from scratch and that usually takes 4-6 months depending on the time of year. Builders sometimes have homes that are available immediately, these are called SPEC HOMES. These are homes that are already built and sometimes are trying to sell quickly depending on their inventory. A spec home has already been designed, but sometimes you can change out the carpeting, counter tops, or negotiate for additonal things to be added. When you decide to buy New Construction you should ALWAYS bring your REALTOR with you. A Realtor with experience in new construction will be able to walk you through each model and let you know what can and can not be negotiated for as extra's, look for Builders Incentives, look for defects in materials, advise you on lot location, negotiate for price reductions, or closing costs. Your Realtor is your representitive in the transaction the builder representitive looks out for the builder and not you! Your Realtor will be able to review the builder contract and make sure you are represented at contract signing, and at closing with an Attorney. They will also give you advice on inspections, tell you the resale value of your new home and what the appreciation may be in the next 5 years. Don't rely on the Builders Representitive to work for you, Let your Realtor work for you to get the best deal. Do not go into a Builders office without a Realtor! Your Realtor needs to be with you on your first visit and register you to be able to work for you.
